A Quick Turnaround on the Garage Apartment

We are lucky enough to own a home with a garage apartment in Huntsville, Texas. The house is in a good location near Sam Houston State University and Huntsville’s cute downtown Our home is on a pretty corner lot. The one bedroom garage apartment door faces the backyard and has a sidewalk and deck off the doorway that provides privacy and a feeling of living more in the country than the city. My daughter in law says it feels like a treehouse and I agree!

The first of August we got notice that our awesome tenants in the garage apartment would be moving out due to graduating and getting a job in downtown Houston. We were bummed and a little nervous because ideally we like to switch tenants over the summer before August 1 for college students. Our tenants went above and beyond to move out by August 15th and to find us another tenant that we totally approve of and are thrilled to welcome. They move in September 1st.

Since our last tenants were there almost 3 years we knew we had some sprucing up and maintenance before the next move in. The guest house we have been working on recently is on a short hold while we get things taken care of at the garage apartment. Bummer.

I am a worry wart so I made a list about 5:30 one morning when I couldn’t sleep.

We had some leveling to do because a center beam in the garage settled, a little rot around the stairs that needs to be addressed, and some stabilization of the steps by connecting the steps to the garage wall. It is an ongoing struggle with exterior upkeep. Huntsville is pretty hot and humid along with being amazingly rainy, the back yard is in the shade almost all the time, the trees drop leaves everywhere, and well, the building is 71 years old. The original garage floor was dirt which wasn’t uncommon in 1950. At some point concrete without any reinforcement was poured and it made the garage doors so low that only a sports car would fit in there.

Leveling the center joist involves two bottle jacks, wood, and metal shims. You literally jack the post on the right up until you can add shims into the permanent post on the left. We had it professionally done five years ago and this is just maintenance. The exterior walls need to be leveled the next time but we weren’t ready to disconnect all the support beams and lift them this time. It would have taken us several days we don’t have.
Mr. Math wants everyone to know he added strapping to the post to attach it to the joist and keep the metal shims in place. I just didn’t get that picture.

We also touched up paint on the exterior. I am so grossed out every time we switch tenants with the front door that I was positive it wouldn’t be white again. I decided on red- Behr dark crimson to be specific.

This is a picture of the apartment from five years ago when I was mad the painters didn’t paint the trim. I didn’t take a close up picture of the door so imagine a grimy smudged door.

The change is dramatic. I like dramatic.

We also switched from the exterior wall paint on the deck outside apartment to porch paint. I am actually shocked we got five years out of the porch being sprayed with exterior wall paint. We are going with Behr Slate Gray on the wood decked porch. It will provide a nice contrast to the blue paint. Mr. Math spent half a day power washing, nailing in popped nails, and scraping 6 by 6 the deck and stairs to get us ready.

During the hard freeze we got in Texas last winter a pipe burst in the bathroom and thanks to the Texas power grid issue, we went way more than 24 hours in the very low teens with no electricity. All the pipes are exposed in the garage below. Of course we fixed the burst pipe but knew we had damage to fix on the inside this summer. The water from the burst pipe seeped into a crack in the grout then froze under the tiles. The concrete backer board under the tile absorbed enough water that it swelled and burst in places causing four tiles to need to be replaced. We expected hardwood floor damage but weren’t aware of the bathroom issues. Four of the avocado green tiles in the bathroom had to come out. Surprise, surprise, we couldn’t find new green tiles. So, this quick reno involves four new beige tiles. I don’t love it but the bathroom is part of our long term plan and will be totally renovated down the road to allow for stackable washer and dryer and for the bathtub ceiling area to be raised.

The original to 1950 pine flooring is one of my favorite things about the garage apartment along with a super cute phone niche and the original trim and doors complete with crystal door knobs. The floor took a hit during the freeze with water covering the entire floor. There are also some pretty deep scratches from a tenant who lived there when we purchased the property’s two huge dogs that have to be addressed. This time around we will be patch staining and re-polyurethaning the floors. I really wanted to sand and strip but it will involve sanding, stripping, using wood filler, and probably replacing a couple of boards. The exterior walls of the house needs to be leveled before we tackle that. Since we have a two week turnaround, the poly needs to have time to harden before moving in furniture, it will have to wait.

We also cleaned the walls, windows, appliances, did interior touch up paint, cleaned inside the cabinets and will be having all the plumbing redone next week to the kitchen and bathroom. Hopefully the Pex piping will not be as prone to freezing.

We are almost there. The list is nearly complete.

Beside the plumber coming Thursday we need to add new solar lights along the gate sidewalk, exterior cleaning and new silicone to the tub, replacing 2 mini blinds, and a smoke detector, we will be done.

Owning and maintaining our own rental is hard work. It isn’t for someone who doesn’t mind getting theirs hands dirty and backs sore but it is a great investment opportunity.

Hairpin Leg Cedar Desk and Shelves

Have you ever held onto something for a long time time just waiting for the right time to use it? I do, probably too often, but this time I am so glad that I waited.

In 2014 my dad gave us a load of cut cedar. I thought at the time I would never use it all, but six years later we are almost out of cedar. We have used the cedar A LOT. Just a few things we have done are:mudroom bench, cedar shelves, and cedar shutters for the 8th and M house.

One of the last large slab sections I had I knew would make a nice coffee table or desk. I even found hairpin coffee table length legs at a garage sale back in 2017. I shared a whole post about the slab of wood, the short legs and my plans, but my heart wasn’t in it. I knew if I finished it then I wouldn’t have a place for it and would have to sell it. So, it all hung out unassembled in the shop. For.Three.Years.

I had three table height legs that I pulled out of a burn pile at our deer camp and really wished there had been four. I even showed you pictures of the three in that old post. This past spring Mr. Math was using his tractor to level the ground around the burn pile when he unearthed the missing fourth leg. I knew the slab of cedar would get to be a desk but I still didn’t have a home for it. I also had this photo saved and have an orange chair like the black in the photo. The site where I found it is no longer active.

In February a relative asked me to start looking for furniture for him. I knew immediately that the desk and chair would have a home.

Mr. Math added plates to a crack in the wood to make sure it would be sturdy and hold up and attached the legs.

I love how it turned out.

I also made a great find on the 90% off shelves at Hobby Lobby. These two shelf brackets for $4.99. They were missing the bolts and boards but a couple more pieces of cedar will go well with the desk.

All together I have a little over $10.00 in everything that is in this post.

It is going to look great in an upcoming apartment bedroom for a young man.

Saginaw Furniture Company Expand-O-Matic

I am always amazed at what I find at garage sales.  At the time I was at my latest garage sale, our house was being inspected so I wasn’t sure if the house would pass.  I had already told myself we were killing time, not buying.  I did pretty well… except for two milk glass mugs and a wooden bowl until I spied something I had never seen before.  It looked like a desk, and I could tell it was old, but what  clinched it for me was the fact that it expanded to become a six foot long table.  What in the world?  The leaves were missing but I had to have it for my long hoped for my craft/ Murphy bed room I am planning at our new spot.  When the bed is set up the table can collapse to be a bench.  

   
  

   

  

  

The price on the desk thing was $25.00, and I couldn’t resist. 

When I got home I started checking online to see what I had.  It took some searching but I finally found it.  Saginaw Furniture Company Expand-O-Matic.  It was probably from the late 40’s or early 50’s. They changed the name to Expandway later but I love the older name.

They were made for New York apartments and were sold up until the 60’s.  The top drawer is lined  and divided to hold silverware.  Apparently the morning mini home market has made these cool again and these puppies are selling for $600.00 complete.

  
Mine is going to get stainable leaves.  The top and leaves will be dark walnut..  The base is going to be painted teal.  I already have the perfect chair for it when it is a desk.

Mine only expands 6 feet.

 

I also am changing jobs so the suitcase wall will be moving into the craft room along with the sewing cabinet.  As soon as the leaves are done and the Murphy bed built, the room will be done.  This may be the easiest room to put together at the house.

Turquoise French Provincial Furniture

I am getting ready to show you my fabric painted teal chair with lime green legs as soon as I finish one more little item for the chair, but I realized  That out of context the chair would look a little Dr. Seuss-ish.  You still may think it does when you see it but it will fit in this room.

Just before I started blogging we did this furniture fore the Lovebirds.  They were getting ready to set up house and we wanted them to have some fun furniture.  We bought the furniture from an estate sale.  The furniture had a great story.  The children, who were holding the estate sale had all pitched in to buy the furniture for their parent’s 25th anniversary.  I don’t understand why they did not want to keep it but for $150.00 we got a great set.  I do not have any pictures of the before but we are babysitting the dresser and armoire while the lovebirds are living in far away lands.

Right now the bedroom is a mix of our stuff and theirs.  The walls are painted Behr Ice Cube and the dresser is painted Behr Rapids.  My son loves wood as much as my daughter in law loves painted furniture.  We compromised by painting the dresser base but leaving all horizontal surfaces wood.

The painting says Always Kiss Me Goodnight in case it is bugging you.  I painted it for them as part of their wedding gift.  In their home they have grey bedding with dark purple accents.  Our bedroom is yellow, teal, turquoise, and lime green.  Crazy huh?

I love this mirror.  It is so pretty and well proportioned.

I love the top.  The herringbone painting usually lives above the bed, but it looks good here, too.

We learned a lot about painting furniture when we painted this set.  I am happy with how it has held up after two years and three moves.  Before the kids get back we have a few touch ups, but not many.

The teal chair will sit in front of the giant windows.

Industrial Pendant Parts for under $20.00

I am always in the lookout for parts that when added together make something awesome. It takes me a while to walk the isle of Home Depot. I love looking at new stuff.

I love this look.

I like the industrial look, I like the vintage bulb, and I think I like the copper. I think I would even like it if it was black.

I do not love $138.00 for the light.

In HD I spotted this for just under $5.00.

Immediately I could see how easy this could become a pendant light.

In the real world I would buy an ugly lamp for less than $5.00 to take apart for my own lamp kit, but for those of you who want to buy a lamp kit they have them at Home Depot.

The $138.00 lamp does not come with a bulb but in case you are wondering, they carry them for about $10.00 each.

Krylon has a copper spray paint that I like.

Furniture Should Be Fun(ctional)

It is my belief that furniture should be sort of like clothes for your home. It should serve a purpose, it should reflect who you are as a person or family, and it should have an element of fun. Oh, and one more thing… your furniture style can (and in my opinion, should) change, just like clothing styles. How many of you remember leg warmers, ponytails on the side, Farrah Fawcett wings and big hair, shoulder pads in everything, or broomstick skirts? Yeah, me either. 🙂 That must have been before my time 🙂  As I have matured, so has my style.  I am a lot mor eclectic, and not as afraid of what others think. I have a really good sense of who I am, and frankly, I really am not overly attached to most of the furniture in my home.  I know that it will change as I find things I like more or if the space we live in changes.

Today I am going to tell you a tale of three end tables. I like all three of them. I painted each with the same light neutral color; Behr Sea Salt, and in the right room, all three of these beauties would be a stand out.

I am arranging them by decade… at least I think I am. I could be off with the 1960’s table.

1950’s Mid Century Modern. This baby was built when we were all about the space race. Sputnik, clean lines, homes of the future.  Think George Jetson. Our national facination with space and exploration along with beating the Russians to the moon affected home design, clothing, house wares, and furniture.

Do you have any buildings like those where you live?  There were tons in the city I just moved from, but not so much out here in suburbia. Everything is new, and frankly a little plain vanilla boring.

I painted the body of end table one sea salt, then stained the drawers and legs dark walnut. She is going back to her owner and will happily rejoin the headboard and dresser once they are painted but she would also be a stunner in a modern home with bright accents, a loft or a mid century modern home.

I loved this look. I did decide that my interpretation needed dark legs to help it stand out a little more.

Mid century modern furniture mixes well with modern furnishings in today’s homes. I chose this shot because it has a credenza with a white painted top.

My late 1960’s/ early 1970’s traditional style end table:

The late 60’s/ early 70’s.  What can I say? Well… the one word I would use to describe most furniture in the late 60’s or early 70’s is safe. It was traditional in style.  Varnished wood, rounded legs, , spindles, maple, pine and oak.

Raise your hand if you had a couch that looked something like this in your home? I see those hands. We had a couch like this with some scratchy plaid fabric for several years.

This next side table would have been perfect in that room. It was brown on brown on brown. It also fooled me. The top was Formica, but was so dirty I thought it was wood.
Who in their right mind thought Formica on top of furniture was a great idea? Not this girl.  It was “the bomb” in the late 60’s/ early 70’s though.
This side table came to me as part of a group of furniture I purchased using the “American Picker’s” bundling technique. Buy several pieces at reduced costs.   I think I paid two dollars for it but I don’t remember exactly.
After sanding the Formica top within an inch of its life to give it some grit, I then painting it with Glidden Gripper primer, then sanded the top again with really fine sand paper.  I decided to go with sea salt on the legs and Behr revival mahogany for the top to sort of replicate a stained top. This little formerly frumpy table would be great in an apartment or small home because it does not visually take up much space.

Finally,  My 1970″s Fabulous side table.  I mean come on.  Who doesn’t love a table that is fun and funky? The mid to late 70’s furniture was fun. It was the era of disco, leisure suits, and over the top hairdos. I love this style. In small doses. I could not have my whole home full of this curvy wonderfulness, but I do have a few pieces and I enjoy having them. They make me smile.

Painting the Night Stands Yellow
The side table on the left was found by the side of the road. It is now in another home, but I enjoyed it in my yellow and gray guest room.

This particular side table would be great in a teen’s room, college dorm room, or as a bedside table. I painted it sea salt with a Behr Gray Area on the top. I like it a lot.
I glazed it with a gray glaze to make the detail stand out a little, but not too much. I debated painting it turquoise, navy, or yellow, but I like the light color too.
I am not sure where this one will end up. Who beside me, is ready to have some 1970’s love in their home?

Hooray for Chair Painting Day

The long anticipated chair painting day has come and gone. It was so much fun and I can’t wait to show off the before and after photos. Sweet Amanda and Baby Boy have an amazing group of friends who are united in their love of The Lord, the lost, and college ministry. It is tough for them to connect as often as they would like because they are working on college campuses around the state, The United States and the world. The girls who came to this event I believe all lived in “The Tree House” with Sweet Amanda while in college or were members of her small group. Lauren has been her buddy since birth. I have another blog post in the works about these girls, but today it is all about the chairs.

As the girls arrived there was lots of hugging, squealing and general mayhem.
All the girls signed in on a chalkboard and this determined the chair that they would be painting then taking home. Beth was not going to be able to make the event so we signed her in and The Social Planner, Tanis, worked on a chair for her with help picking color and fabric from the ladies who know her well.

Here are the lovely chairs before we got busy. I did not pay more than $5.00 a chair from Goodwill, Craigslist and resale shops. Every chair, except one had some structural issue. They had missing rungs, needed regluing, had need badly repaired… the list goes on and on. Hubby spent several days getting them all up to Baby Boy’s wiggle standard. He literally sat on them and wiggled around to see if they were sturdy. Remember that these chairs are going to live in homes that will have college students visiting often.


I numbered each chair with a post-it note so that the girls would know when they got up the hill what they would be working on.

Look at how nice and clean the ladies all looked in this photo! This was after inspecting chairs, but before the paint clothes went on and the work began. They really are stunning young ladies.

Each of the girls inspected their chair, looked at the paint choices, chose something, then got busy. Some of the girls checked out their fabric options before jumping in, but not everyone!

It was fun to watch the girls working, side by side, each on a different project, laughing, catching up, teasing and commenting on each other’s work.

As they finished the painting, the upholstery began on the chairs that had padded seats. A big thank you to my friend, Kandy for donating all this amazing fabric.

Behr Sailboat Blue with yellow chevron fabric. This chair originally had caning in the seat so hubby built a new top to go on it that is padded. It can be removed and re-caned if they ever choose to do so.

The seat is going to have a map of Colorado- where she will be moving in July to join her new husband in his ministry to University of Colorado. She roughed out the edges and took the map with her, so I cannot wait to see how it looks complete. Sorry Yliana.

Valspar Elephant Hide with some fun, funky fabric. This chair gave Hubby fits and I think he was ready to throw in the towel, but at the end of the day it turned out so cute. The piping was in the fabric we got, already done and was plenty big for this little padded poof. It is going with Molly’s craft table that is painted the bright teal you see in the fabric. Yay for having a craft table.

Coral that Molly brought so not sure the color. Fabric was teal upholstery fabric. I used the darker coral on the chair back to create an ombré effect. Darkest at top then diluted the color the paint with the cinnamon cake as I went down. I like the effect. Beth surprised us by making it at the end of the day, and we surprised her with a chair!

Painting An Ornate Side Table

In the process of clearing out the garage to get the house on the market I posted this sweet little ornate side table on Facebook for my friends. I bought this little beauty a year ago with the intention of “doing something” with it. When I find something like this for $5.00 at a garage sale, I must buy it… even if I do not have a home for it.

The first person to jump on the side table was Sweet Amanda’s buddy, Tara. When I asked the color she would like it painted, she replied “Stone Gray”. I knew that the table would need to be painted with spray paint because the last person to paint the table had used some sort of questionable paint on it. The paint was flaking off and was sort of general mess. A quick sanding and liquid sand ensured that no more paint would come off, and she was ready. At Lowe’s I found a dark gray called gun-metal gray. I looks a dark bluish type gray. A quick run over with charcoal glaze and she looks so pretty. I know that Tara will enjoy it in her soon to be Houston location.

Turning a Headboard Into a Faux Mantle

A young friend Elizabeth, and former student, of mine posted on Facebook a while back that she was looking for a mantle. She and a friend have moved into an apartment in Kemah, Texas. One of my favorite Texas cities. Elizabeth has a vintage, shabby, once grand now aged style.

I started looking for a mantle for her on my expeditions but wow! Even at the ReStore the small not so great mantles were north of $250.00.

I got a text from a friend asking if I wanted some furniture. The text picture looked like the furniture was wood so I jumped on it. A dresser with a mirror, night stand, and headboard. Hubby went to pick up the furniture and when it came home I realized it was not solid wood. It was particle board with a laminate over the tope that looked like wood. Even worse, the top of both the dresser and night stand had gotten wet and was swelling. I knew it would not be a project for me, but I loved the detail on the headboard. I thought immediately that it looked like a mantle.

This is one of those projects that as soon as I drew for Hubby what I wanted he ran with it. He bought some trim, used some from the hoard, and got it done in a matter of an afternoon.

I did not get my part done, until today.

Basically Hubby cut out a section from the headboard then divided what he cut out to use on either side to make the sides longer. He purchased some cheap pine to make a wider mantle top and fill in where the trim ended.

After a coat of Zinzer bonding primer and filling the holes with wood filler it was on to paint. I love, love, love Behr Revival Mahogany. It is the perfect vintage color of brown. I panted it several times and in different directions so that it looked old and gave the impression that layers of paint were applied over the years. I glazed it all with a charcoal colored glaze so that hopefully it looks like something that is old and may have some soot on it. Today was one of those perfect painting days. The weather here was in the high 60’s low humidity and not much wind. I was able to whip it out in almost no time. The funny thing is a neighbor stopped by while I was painting. I hadn’t told her it had been a headboard when she said “I have been looking for something like that to go behind my bed.” I laughed and told her it was a headboard that I have turned into a mantle. She said it should be a mantle turned into a headboard, turned into a REALLY COOL headboard. … How nice.

What do you think about the results? I love it with my $2.00 plaster mirror. It is going to look great in Elizabeth’s home.

A Chair at the Table Craft day

I made this map chair about six months ago.

Sweet Amanda, my most favorite daughter in law, liked it and may or may not have said that she would steal it. In order to save her from a life of crime, we started thinking about planning a day when her buddies could come over to Star Hill for a girls only craft day. Chairs in the country are crazy cheap so I got busy. I picked up these six beauties for @$5.00 each. I have also been collecting ideas for what to do with the chairs. Yep. They really do look like a hoard in the Garagemahal. I have 6 chairs that I have spent a total of $25.00 on. At prices like this you know that some of them needed love.

I have been picking up fabric in the remnant section and have even collected a few wild shirts from resale shops that might work for the seats.

The girls are going to bring paint from their projects along with what I have in the hoard.
