Selling Star Hill

Well, we are taking the plunge.  Star Hill, our near the lake cabin in Coldspring, Texas is going on the market. We planned to meet with a Realtor Sunday to discuss selling our near the lake house, Star Hill. She actually could not come because she broke her leg, but we will be putting the house on the market very soon. I decided to do all the research I could in her absence to make sure we are ready to sell this place and buy the property we are dreaming about near our lake house.

Having someone you don’t know walk through a place you poured blood, sweat, tears and time into when selling your home is hard. Being judged on your effort is hard. Loving the place and wanting whoever buys the house to love it, too is our hope.

After doing the research on getting a home sold quickly and trusting my gut I have composed a to do list.

Exterior:

Get concrete work completed on porch.

Paint porch rails. ( The dog is not for sale.  Every time I get out the camera she manages to jump into the shot. )

Clean out flower bed, trim bushes, get leaves up.

Fix deck boards and popped nails then paint deck with sprayer.

Star Hill in January

Garagemahal:

Clear porch of items except patio set.

Move cedar from my cedar windfall to boat storage.

Finish outstanding projects. I have three that need to get knocked out on the first dry-warmish day.

Clean, clean, clean.

Interior:

Continue to declutter. It will probably mean moving some furniture to storage. The cedar cabinet provides great storage but it makes the guest room feel small. The Western Dresser can go to storage, one of the night stands in the front bedroom. The shelving unit in the back closet along with the skis can go.

We have a large list but can get it knocked out if motivated-and we are motivated.

We plan to list the home with a realtor the first of March but we honestly hope it sells sooner by owner.

I would love your input on the list and suggestions from those of you who have sold second homes.

Star Hill Images

It seems that I spend all my time in the Garagemahal when we are at Star Hill.  Not true!  Here are some shots I have taken recently but haven’t shared.

I love how beautiful and green everything is now that the drought is lifting in our area.  The rain gauge showed 4 inches when we pulled up this week.  We are blessed to have such a beautiful place to retreat to from our busy lives.

No words here.  Just enjoy what we get to see every time we go to Coldspring, Texas.  We are blessed.

This past weekend we had our first fire in the wood burning stove and got to sit on the porch wrapped in blankets while we watched the birds go to the feeder.  There is a quiet in the woods that sinks into your bones when you spend time there,

What is on Tap for our Weekend

This weekend we have a ton to jam into a short amount of time.
Tonight Hubby is helping our City House neighbors grout the tile backsplash. Tomorrow morning he referee’s the Early College High School’s Powderpuff Football Game. As soon as he is done( thank you sweetheart.) we are headed to Star Hill. My goal is to finish my awesome western dresser, paint my night stands, glaze and poly them and the sewing cabinet.
Oh..
We need to unload the truck too. Hubby found wood for my back wall in the bedroom.

We have work to do on this wood before it goes up but it is going to be awesome!!

Goldfinches at Star Hill

My daughter thinks I am a scary bird lady. She even tagged a nice lady’s picture from a bird sanctuary holding a falcon as me on Facebook. I do love watching the birds at our lake house, we call Star Hill. I keep Birds of Texas books on my end table and binoculars at the ready. My kids think that is funny, and probably a little creepy. Every year Lesser Goldfinches come through Star Hill during the winter. I love seeing them. They come in in droves, feed on sunflower seeds and thistle, and give me joy. I love these little yellow birdies. They fight with each other on the feeders and line up on the fence for their turn when the feeder is too full for them to fit any more. The whole yard is covered with the little birds when they fly in. The feeder is a sock like device that is filled with thistle seed. It was hard to get pictures of it full because every time I got the camera out and stood by the door our goofy dog started barking. The birds I got to photograph were just happy that they got a turn after everyone else flew off.
I am enjoying my new camera.
